This group of 25 lots is located approximately 10 miles north of Xcalak and about 25 miles south of Majahual. 

The barrier reef protects the beach in this area, and provides a calm area for boating & snorkeling. Excellent SCUBA diving just outside the barrier reef.

Excellent location for residential property and dive shop. Directly across channel from Banco Chinchorro.

The lots are 20 meters wide and unusually deep.  There is good access to these lots from the paved Majahual-Xcalak road. The drive is about 8 miles along the beach road after you leave the pavement.

 The price is currently $100,000 cash. Owner financing is available. 
The lots have a deep cover of sand, one to two meters deep, covered with a light growth of underbrush. When this groundcover is cleared, the sand is white and beautiful.

The beach is slightly rocky, but this makes good visibility for snorkeling behind the protection of the barrier reef.

This is the view of the beach looking from the palapa on lot #2. Notice the barrier reef located about 400 meters from the beach. This is important to keep the big waves out of the snorkeling area and to prevent beach erosion.

This is the view from the road toward the back of the lots showing the natural jungle. The road is about 40 meters from the Federal beach zone providing plenty of building space between the road and the beach. Another 40 meters behind the road can be used for storage buildings and servant’s quarters.
